The allocations are in a complete mess. With agents, Fadesa all double bookings etc.

Has any one thought about what quality, type of kithen, tiles, etc will be provided.

The Villas are semi detached group og houses and not villas as we know it.

you don't happen to know the start date of constrution of the development & the v.a.t charge on property purchase i hear that thier might be a change in it in 2007 if the development might be able to take advantage of it

We have no definitives as of yet, as it stands VAT is charged at 14% which is collected over the initial payment, staged payments, and completion. Building licenses have not yet been granted as of yet, it should be within the next month with construction starting end of October.

Hi Ross and James

I was given confirmation (by Fadesa UK and my agent) that I had been allocated an apartment in block 15 of AP1 (ie overlooking the swimming pool) but that the exact apartment could not be specified, however when formal allocations were announced, I had been offered an apartment on the other side of the parcelle!

Why??

We can't answer for the allocation of units via the agent network Im afraid. We had specific allocation for the direct sales team in advance.

Fadesa pre-launch answers

Dear Ladies and Gentlemen, my name is Sean Golightly and I represent International Property Estates.
We are one of the UK sales agents for Fadesa and are happy to answer any questions that you have.
For everyone that has pre-reserved , we expect the official reservation list to be ready in the next 2-3 days, this will give you a definitive answer on what unit number you have.
The delay is due to Fadesa trying to keep everyone happy and opening up another plot as a customer relations exercise and has caused them a lot of extra work.
You can be assured that they are acting in everyones interest and will have things finalised very soon.
You have to remember this is still really at pre-launch stages so in most projects around the world you do not get allocated unit numbers, you are normally just on a list till launch then its a mad rush, they have tried to make this process more beneficial to buyers and give you a better chance to get what you want.

Kerry, it is but we had a client who told us about the site and that some conflicting reports were being posted, it was just to let everyone know the official line and in what process the development is being handled.
We are just trying to clear things up so buyers know how it is proceeding.

Hi guys,

I think currently it is not strictly speaking a buyers forum, personally I welcome the input from everyone involved as it helps us get as much information as possible, possibly in the future we may wish to consider a section strictly for those buying.

What does everyone else think?

I'm happy with that - we all need as much info as possible at the moment. Once things are a little more established, a buyers area would be great!

I'd prefer to kepe the general forum as a buyers/owners forum and give the sellers their own separate thread, rather than the other way around.

I personally think the more information the better especially from the developers as without this we are going to be reacting to all sorts of rumours that people might leave here and it would likely snowball out of control. At least the developer can nip things in the bud as it were.

I have an email from my agent (dated 23/7) that confirms the quoted prices include VAT.
