Kabila - What do you know

What's happening at Alcudia Smir?

AP8 or AP1??

Postby ScottieDog » Tue Aug 29, 2006 11:33 pm

Found some info on AP1 vs AP8:

AP1(1st Phase)has been relocated to the front of the development where AP8 used to be, thus giving you pre-launch prices on a plot just metres from the promenade and the beach.
An unbeatable combination of low pre-launch prices and fantastic prominent position.

The Villa plot V-1 which is the first phase of villas has been moved down into where V-3 was, therefore giving a more prominent position on the site.

That's where I thought it was. Which is why I'm worried that the artist impressions are very inaccurate. On the Google Earth image there is a broad strip of scrub between the road and the beach. On the artist impression the beach is directly next to the road. Maybe they plan moving the road and building the promenade over the scrub???

This is worrying as I was going to be in AP8. Time for a call to the agent...

When I reserved my expectations were managed in terms that it was made clear that no specific apartment would be reserved until Fedesa launched the development. My agent was told yesterday that I would have an allocation yesterday (from Fedesa), but have not been given one as of this morning. I've been told I've got an apartment, just don't know which one. I'm kinda worried that 2 bed apts on the top floor in Phase 1 may already be getting close to being sold out.

romablade1889 - I included the previous message RE AP8 as I was aware that you had mentioned this previously. I would hope that they would transfer your reservation over...... :?

I have not gone through an agent and Fadesa has kept an allocation for their Direct Sales Division so I guess that is why they were able to allocate so easily.

On PV I had terrible problems with allocations as the various agents double booked the apartments and I was moved 3 or 4 times by the end. I told Fadesa I do not want this to happen with Kabila - so fingers crossed

I haven't been given an apartment number yet. The agent just told me that they had been allocated a particular block in AP8, which was labelled AP1 on the detailled plan. They said it was wrongly labelled, but maybe it was correctly labelled afterall.

Oh well. Will have to wait and see what happens. We can always walk away if the apartment they allocate isn't quite right. I like to keep an 'abundance' attitude during al of this, i.e. there's thousands of other investment opportunities out there if this one doesn't work out....

Some info I've found on the web:

I think this is the lagoon to the south of the development:

This could be Kabila (if the website I got it from is correct):

Seashells on Kabila beach (apparently) :)

I particularly like the first link about the lagoon. I wasn't aware that the salinity analyses clearly show a mixohalinity and strong spatial and temporal variabilities (9 - 40) within the lagoon. To me that clinches the deal....

I've been allocated my apartment now, I've now got a block and apartment number and confirmed price.

I've been moved from AP8 (which is now AP1) to AP4 (which has also been moved and is now adjacent to the new AP1)... Apparently AP9 was over subscribed, hence the need to shuffle us around.

Haven't seen site plans for the new AP4 so just waiting for that and to see where my apartment block is positioned before making a decision.

It all seems so real now. Time to buy that currency forward contract, especially as the £/Euro rate is so favourable at the moment (xe.com has it a 1.48 and it was 1.37 when I went on holiday in June!).

I havent heard anything from my agent about a specific allocation and am starting to get worried.

We were given confirmation on the 16/08/2006 that our name has been put down by Fadesa for a particular apartment block. But i havnt heard anything since.

We wanted a 2 bedroom top floor apartment and I believe that these will be the most popular.

Should i be worried?

I'd give Fadesa a call and ask them directly... You can get their number from www.fadesa.co.uk.
