What's happening at Alcudia Smir?

I have reserved a 3 bed with garden [euro 113,000]. I am dealing with the direct sales department of Fadesa and to date I am very pleased indeed with the upfront information and treatment received. They have really gone out of their way to look after me.

I am pleasantly surprised to experience no negative feedback at all to date :D I decided not to use an agent as I don't need a middleman to confuse me again.

Costs as follows :

1 bed penthouses at 75,653 Euros
2 bed penthouses with roof terraces for 106,000 Euros
2 bed 1st floor apartments at 85,407 and 87,963 Euros
3 bed ground and 1st floor apartments at 112/113,000 Euros

To be honest, I expected the prices to be slightly higher and my agent warned me to expect between 5-15% hike. Demand has been so high it was bound to happen - if you were Fadesa what would you do?

I still think this represents a good investment though and Fadesa are more likely to do what they say they'll do than some of the other developers at other sites.

Has anyone received confirmation that an apartment has been allocated? I've heard nothing yet...

Hi, like alot of people I have made a reservation and I am awaiting news. I would just like to know if any one has seen the site. I am told that the land is sloped and sea views will be available. Will this be possible with the blocks in front of the appartments? What is the surrounding area like?

The site plan shows that the site is based on undulating, hilly ground. Guessing at scale, it will be only a slightly rising slope, and some of the apartments in the centre of the site will be on a slope facing away from the sea front.

The agent told me that the block in which I will be allocated an apartment has sea views from 1st floor upwards. I expect this to be minimal due to other apartment blocks to the front, a glimpse between buildings is what I'm expecting!

Thanks for the reply. That is pretty much what i thought. Have you been told which block your allocation is in yet? I hope to find out tomorrow.

Has anyone found the area on Google Earth yet? If so, what's the compass reading?

I've scanned down that whole coast and I'm surprised how many holiday villas and apartment blocks there already are. Some nice swimming pools too :D

I think I've found it too. I'm guessing at these rough co-ordinates. Are these the same as yours?

35`48'28.44" N
5`21'11.47" W

You'll need to zoom in on the rough are and then scroll around until your co-ordinates match (not sure if you can fly straight to inputed co-ords?).

This is where it appears to be on the maps on the property pages.

If so, I'm confused as it looks like there's development land between the beach and the road. Just a few metres down the road, this land has been built on quite heavily. The site diagrams and 'artist impressions' we've seen so far clearly suggest the properties are next to the road with the beach right next to that.

I think a site visit might be in order before I commit...

Yeah,

I think those co-ordinates are fairly accurate, I don't know the exact spot for the development but this is the right area.

I believe its location is as follows:

35°48'27.12"N
5°21'10.35"W

I worked it out from an artists impression I was sent; I could be wrong but it looks like its positioned where the road bends towards the coast... :?:

It is just north of here. If you have a site plan you can see the exact area. The area is shaded green and directly behind the road. If you follow the road north it goes round the back of some buildings, it then cuts back in to the beach. To the left is a large green area, this is it.
